Commercial Flat Roof Replacement
In Mahwah, NJ, we completed a complete roof replacement project on a commercial building. The old roofing system had multiple layers of worn rubber, outdated insulation, and tar buildup that no longer provided proper protection. Water often pooled on the surface due to the lack of slope, creating long-term risks for leaks and structural damage.
To solve these issues, we installed tapered insulation to create the right pitch for drainage and applied an EPDM flat roof system with full seam sealing to prevent water intrusion.
BEFORE
Initial Inspection and Planning
We started with a detailed inspection of the old roof: the rubber membrane, insulation, and resin layers needed to be completely removed. Based on the inspection, we drew up a work plan and determined which areas needed additional leveling.
Challenges Overcome During the Project
The main difficulty was dismantling the multilayer roof without damaging the load-bearing elements. We removed the old membrane and resin gradually so as not to injure the roof substrate. After dismantling, we leveled the surface, prepared the base for the new tapered insulation and checked the correct slope.
Tapered insulation requires precise positioning: a small error in the slope can lead to water stagnation. We used special installation techniques to ensure a smooth transition of slopes and efficient drainage to the gutters.
The new EPDM membrane was glued with OlyBond glue without the use of screws. This helped to avoid pinholes that could become a source of leakage. The seams of the membrane were hermetically sealed to ensure water resistance.
Additionally, we ensured proper insulation of the roof joints and edges to avoid thermal bridges and water accumulation points. This ensures an even load on the insulation and prevents damage to the material.

Final Results
The client received a roof that meets modern drainage and insulation requirements.
