Commercial Flat Roof Repair

When our team at Yukor Construction arrived, we conducted a full assessment and confirmed that the roof’s insulation was heavily deteriorated, the rubber membrane was cracked and peeling, and the surface had become unsafe for rooftop access. The leaking was not just a nuisance — it posed real risks to the structure and occupants below. BEFORE

Before our Work

A local commercial building in Ewing, NJ, was facing a serious issue: a persistent roof leak that had grown worse over time. Years of wear, combined with a lack of consistent maintenance, had caused the existing roofing system to break down.

Water began seeping through the damaged rubber membrane and into the saturated insulation layers beneath, compromising the roof’s performance and the building’s energy efficiency.

Full Tear-Off and Roof Base Preparation

To resolve the problem, we carried out a complete tear-off of the old roofing system. This included the removal of all damaged rubber membrane and wet insulation, right down to the steel decking. After thoroughly cleaning and preparing the surface, we began rebuilding the roof with a new system designed for long-term durability.

Rigid Insulation and Adhesive Installation

We installed a 2-inch layer of high-density rigid insulation — a material even denser and more impact-resistant than standard drywall. This Secure-type board was chosen specifically for its strength and stability, especially in commercial roofs. It also allows us to fully adhere the rubber membrane without leaving air gaps or exposed fastening plates beneath.

The insulation was mechanically fastened using screws and plates, and then secured with a heavy-duty commercial-grade adhesive. This bonding process prevents shifting and ensures a smooth, level surface, eliminating any potential movement between insulation joints and the membrane above. The goal was to create a solid, walkable base that would hold up under pressure — both environmental and structural.

Seamless Rubber Membrane Application

Once the base was secure, we applied a new seamless rubber membrane. The membrane was heat-sealed across the entire surface, creating a watertight barrier built to withstand rain, snow, and rooftop traffic — ideal for commercial properties like this one. You can see the clean final result in the last photo, where the edges are fully sealed and the surface is flawless.

Final Result

In the end, the leak was completely eliminated. The new system significantly improved insulation performance, restored rooftop safety, and protected the building from future damage. The client was highly satisfied with the outcome — and so were the tenants, who could now enjoy a dry, well-protected space once again.
