TPO Flat Roof Installation for a Commercial Building in West Windsor Township, NJ

The project involved a single-story commercial building in West Windsor Township, NJ. The client was looking for a modern, energy-efficient, and long-lasting solution for their flat roof — one that would provide excellent heat reflection and require minimal maintenance. A TPO membrane was selected as the optimal choice, as it is one of the most widely used roofing materials for commercial flat roofs in the United States.

Project Overview

For this project, a commercial-grade TPO roofing system was used. The membrane is well-suited for flat and low-slope applications, offering outstanding resistance to UV exposure, temperature fluctuations, and mechanical stress. Thanks to its highly reflective surface, TPO also contributes to superior energy efficiency.

The decision to install TPO was based on several key advantages:

  • exceptional resistance to sunlight and extreme temperatures;
  • reflective white surface that reduces roof heat absorption and lowers cooling costs;
  • life span of 20–30 years with proper installation;
  • easy, low-maintenance performance due to the material’s structure;
  • durable hot-air-welded seams that create a monolithic, watertight system;
  • compatibility with various insulation types and the building’s existing substrate.

Work Stages

  • Roof deck inspection. The condition of the deck was evaluated, and areas requiring leveling or additional preparation were identified.
  • Surface preparation. Cleaning, priming, and installation of insulation and TPO-compatible substrate layers.
  • TPO membrane installation. Membrane sheets were rolled out and mechanically fastened. Primary connections were completed using hot-air welding to ensure full seam integrity.
  • Seam reinforcement. All seams were welded using professional equipment with precise control of temperature and weld speed.
  • Detailing and penetrations. Special attention was given to parapet walls, vent pipes, drains, and other penetration points — each completed in accordance with commercial roofing standards and TPO manufacturer specifications.
  • Final inspection. A comprehensive quality check of welds, slopes, fastening points, and the overall waterproofing performance.

Project Highlights

  • Installation was carried out without interrupting ongoing business operations inside the building.
  • A continuous TPO membrane was used to minimize the number of welded seams.
  • Extra detailing was required due to the complex configuration of roof penetrations.
  • All materials complied with the climate requirements of New Jersey.
  • The roofing system was integrated with the existing drainage setup to suit flat roof conditions.

Project Results

Upon completion, the building received a durable, energy-efficient, and fully watertight TPO flat roof system. The membrane reflects solar heat, withstands temperature swings, UV exposure, and mechanical impact. The roof is prepared for long-term performance with minimal maintenance and ensures reliable protection for the commercial facility.
