During the initial inspection, our specialists found visible signs of advanced wear across the flat roof. The old protective layer had cracked, peeled, and lost its ability to reliably block water. Organic debris, moss, leaves, branches, and pine needles had also accumulated on the surface, further worsening the roof’s condition and reducing proper drainage.
A full roof replacement would have been the most permanent solution, but it was not the right financial decision at this stage. Since the homeowner already planned to replace the roof in the near future, we recommended a temporary preservation method using Silver Coat – a liquid aluminum roof coating designed to create a reflective, weather-resistant barrier over aging flat roof surfaces.
